1. Obtain Lender Pre-Qualification. Connect with a trusted lender to review your finances, determine your buying power, and receive a pre-qualification or pre-approval letter. This is your starting point and foundation for a smooth transaction.
2. Strategic House Hunting. With your budget and goals in place, we’ll tour homes that fit your lifestyle, financial comfort, and long-term wealth strategy. This is where preparation meets opportunity.
3. Secure the Purchase Contract. Once you find the right home, we’ll craft a strong offer that reflects your terms and protects your interests. When the seller accepts, you’re officially “in contract.”
4. Inspections (Radon, Insect, Home). A licensed inspector evaluates the property to identify any safety issues, major defects, or concerns you should be aware of. This step ensures you know exactly what you’re buying.
5. Remedy & Repair Period. We review the inspection findings and negotiate repairs or credits with the seller. Your best interests and protection remain the priority.
6. Earnest Money Deposit. You’ll deposit your earnest money—typically within the first 7 days from contract acceptance. This shows commitment and secures the agreement while finalizing financing.
7. Receive Title Commitment. The title company reviews the home’s legal history to ensure it’s free of liens or ownership issues. You’ll receive a title commitment outlining your protections and coverage.
8. Bank Appraisal. Your lender orders an appraisal to confirm the home’s value aligns with the agreed purchase price. This safeguards both you and the bank.
9. Receive Loan Commitment. Once underwriting reviews your documents, you’ll receive your official loan commitment. This is the lender’s confirmation that you’re approved—pending final conditions.
10. Final Walk-Through & Closing. Before closing, we’ll do a final walk-through to ensure the home is in the agreed-upon condition. Then you sign your final documents, receive the keys, and celebrate becoming a homeowner.
